Median Sale Prices

In the charts below, you'll find data on median sales prices in Boulder, Gunbarrel, Louisville, Lafayette, Superior, Longmont, Erie, Arvada, Broomfield and Westminster since 1990. Links to the data are immediately below. You'll find some important explanatory notes below the links. If you'd prefer to look at all the data on particular communities (e.g., Boulder, Arvada) summarized in a single chart, go to our section called Data for Each Community.

Important notes on our Median Price Data:

  • Time Frame: Our pricing data from the tax records goes back to 1990. Data from the MLS systems goes back to1997 for Boulder County communities and 2004 for Jefferson County and Broomfield County.
  • Median Price: For MLS data, prices are the median (mid-point) for properties in particular square footage brackets. For tax record data, prices are derived by calculating the median price per square foot for properties within a particular square footage bracket and then calculating the home price based on the average of the lower and higher square footage that defines the bracket (e.g., 900-1600 = 2500/2 - 1250sqft).
  • Chart Color: MLS data is reported on charts that have a brown background and tax record data on charts with a blue background.
  • Limits of Tax Record Data: For technical reasons, our tax record data does not include all sales, particular as the records go back further than the past five years. Thus, our pricing data is based on a subset of the sales that actually occurred in a particular year. You can look at the charts on Number of Sales to get information on how the number of sales that our pricing data (whether tax record or MLS) are based on.
